What is the difference between Tier 1, 2 and 3 contractors?
Tier 1 contractors are referred to as the main general contractor or simply main contractor, often undertaking large-scale projects such as commercial offices, healthcare projects or schools. These contractors are usually responsible for the project from start to finish, including co-ordinating subcontractors, obtaining permits, managing budgets and timelines. Whilst also ensuring all health and safety is adhered too on site.
Tier 2 contractors are also known as subcontractors. These companies typically specialise in one specific area, such as mechanical or electrical engineering, concrete, framing or roofing. They can also be involved in projects on their own, and in some cases deliver smaller projects independently, but usually they work under a main contractor on larger scale projects.
Tier 3 is a speciality subcontractor, often focusing on a particular area requiring special expertise such as drywall installation or asbestos removal. These contractors are highly skilled in one area with extensive experience.
