Refurbishing residential accommodation to deliver new clinical and non-clinical services

As Airedale General Hospital moves through a significant programme of RAAC remediation and prepares its estate for a future new hospital, Robertson has been appointed as the main contractor to deliver the essential reprovisioning of services into Teal House Blocks A and B. 

These works are a critical step in ensuring the Trust can continue providing safe, continuous care while ageing buildings elsewhere on the site are vacated and demolished to unlock the footprint needed for future development.

The challenge: refurbishment in a fully operational hospital setting

With more than 75% of the hospital estate constructed from RAAC and numerous areas needing to be taken offline, the Trust faced a major challenge: within a busy, fully operational hospital, there were no obvious spaces ready to house displaced services. Teal House A & B, originally residential accommodation, offered potential, but transforming these buildings into suitable clinical and non‑clinical settings required careful planning and thoughtful design and meticulous co-ordination in a live environment.

Our approach

In Block A, we are reconfiguring internal spaces to accommodate key non‑patient‑facing services such as Employee Wellness, ensuring they benefit from modern, accessible, well‑organised accommodation. 

Block B will provide a new home for Healthcare Psychology and other specialist functions requiring privacy, quiet and controlled access. 

Across both buildings, our work maintains a sensitive balance between their continued residential use by hospital staff and the new healthcare services they will support.

Careful co-ordination in a live hospital environment

Delivering this project within an active clinical campus demands accurate sequencing and close communication. We are co-ordinating every phase to avoid disruption to patient care, maintain clear access routes, and ensure that both residential and service users remain safe and supported throughout construction. This live‑environment expertise allows the Trust to progress its masterplan while maintaining full operational capability across the hospital.

A transformation that supports the hospital’s future

The transformation of Teal House A & B forms an essential component of the Trust’s enabling works, ensuring that services can be safely relocated ahead of major redevelopment. By providing high‑quality reprovisioned accommodation, we are helping the Trust to maintain continuity, minimise risk and prepare the estate for the delivery of a new, modern healthcare facility that will serve the community for decades to come.
