Revitalising Aberdeen’s housing: delivering sustainable, efficient and modern homes

This project formed a crucial part of Aberdeen City Council’s (ACC) wider strategy to re-establish housing stock improvement works following the disruption caused by the Covid-19 pandemic. From the outset, ACC’s primary objectives were clear: to ensure residents benefitted from homes that were cost-effective to run, environmentally sustainable and comparable in comfort and efficiency to new-build properties.

Delivering these outcomes across all 85 homes required a high level of professionalism, coordination, and workmanship, which our team consistently demonstrated throughout the project. Every stage of the works was carried out with precision and care, ensuring that the quality of the homes not only met but exceeded expectations.

Comprehensive refurbishment and safety enhancements

The scope of works was extensive and carefully designed to enhance both the performance and appearance of the housing stock.

Major improvements included re-roofing works, repointing of masonry, and essential chimney repairs to secure the structural integrity of the buildings. We also safely removed asbestos in compliance with strict health and safety standards. Externally, we carried out decoration repairs and replaced roof lights, dormer and other windows, as well as external, communal, and fire doors. Each upgrade contributed to better energy efficiency, safety, and overall resident comfort.

Further enhancements were made to shared and external spaces to improve functionality and community well-being. Communal areas were upgraded, with new bin stores, fencing and access lobbies were installed to create a cleaner, safer environment for residents. Staircases received necessary repairs and refurbishments, while comprehensive fire safety measures were implemented, including the installation of fire stops and passive fire protection systems. The project also involved renewing pitched and flat roof fascias, cladding, and rainwater goods to improve durability and reduce maintenance needs in the long term.

Health and safety on site

We implemented strict controls regarding construction activities in the properties. Replacing external stairs required careful planning with temporary access stairs provided during the works, so tenants could continue to access their properties. Weather protection, waste disposal, noise control and dust suppression measures were meticulously planned to minimise disruption for residents, with extra consideration given to households with elderly residents or pets.

Operatives were reminded daily to be courteous to residents and to leave working areas clean and tidy which was done at the end of each day. There were no formal complaints lodged by tenants during the contract.

During the construction phase we had two HSE visits and on both occasions, feedback was positive and the HSE made no recommendations about our H&S management on site.

A successful programme of refurbishment

Overall, this extensive programme of improvement works successfully revitalised 85 properties, bringing them in line with modern standards of comfort, safety, and sustainability. Through careful planning, skilled

delivery and strong collaboration with Aberdeen City Council, we were able to support the Council’s post-covid recovery goals while enhancing the quality of life for residents across the community.
