A critical repair carried out with minimal disruption

Robertson Construction Central East successfully replaced RAAC (reinforced autoclaved aerated concrete) roofs in two lecture theatres at the University of Edinburgh’s Appleton Tower.

In a design and build contract, we fully removed the existing RAAC roof planks and associated steelworks, and replaced them with new steel truss systems, purlins, and metal decking. We installed a high-performance Bauder bitumen membrane to current building standards, designed to accommodate potential future photovoltaic (PV) installations.

During the works, RCCE were instructed by the University to refurbish a further three lecture theatres. The works included ceiling replacements, LED lighting, floor finishes and decoration to match the original two lecture theatres that we were contracted to upgrade.

Keeping building services running

Maintaining business continuity while ensuring safety for those on campus was critical for the University. Our team ensured that all M&E services in occupied adjacent areas remained fully operational throughout the project. Existing mechanical services beneath the roof were carefully isolated removed then reinstated following the roof replacement.

Additional improvements

As part of this project, additional improvements made to the building’s infrastructure included:

  • Replacing fascia panels with a low-maintenance, visually similar solution.
  • Installing safety access ladders and a ballast roof edge protection system to improve roof access for future maintenance.
  • Renewing internal ceilings with an enhanced aesthetic acoustic system and new LED lighting.
  • Fully redecorating five lecture theatres.
  • Installation of new soft floor finishes to two lecture theatres.
  • Remove existing and replace with new structurally sound teaching wall to enable new AV installation.
  • Coordinate with the University specialist contractor to replace the seating to two theatres and reinstate the original lecture theatre seating to three lectures theatres.
  • Coordinate with the University  specialist contractor to enable them to install a new AV wall and sound system within two lecture theatres. 

The completed project has delivered a modern, safe, and visually consistent outcome, returning the spaces to the University has enabled the area to be brought back into full operation for teaching, in what is now a visibly enhancement and improved  environment for students moving forward.

Procurement

The project was procured through Procurement Hub Major Projects Framework 2. Using this framework, the University of Edinburgh was able to quickly procure a trusted supplier.
