Extending office capacity to attract businesses

Robertson developed the second of a three-phased project to create dedicated commercial space and opportunity for companies in Ayrshire. Annickbank Innovation Campus is a prestigious 2.4 ha development site, one mile east of Irvine town centre and close to the A78 in Ayrshire, Scotland.

The site had been identified as part of i3, Irvine's Enterprise Area and offers major benefits for relocating businesses, creating much-needed modern commercial property in North Ayrshire.

Enterprise Area status means that incentives are available to businesses that choose to relocate, including those in the life sciences sector. Business rates relief for Life Science companies are available on this site. Annickbank is being built to the BREEAM 'Excellent' level, ensuring maximum energy efficiency for the occupiers.

The project was procured through Scape Group's National Major Works Framework, (now superseded by Major Works Scotland), part of the National Construction framework. It was delivered by Robertson in partnership with Willmott Dixon. Scape Group is a public sector owned built environment specialist offering a full suite of national frameworks and innovative design solutions.

Building on earlier success

Two units were built by another contractor for phase 1 of the development and completed in June 2014.

Annickbank phase 2 is the development of a further two pavilions, building on the success of phase 1. The additional buildings are based on the same design as phase 1, and offer space between 500m2 and 1,500m2, with a total area of 1,875m2.

Robertson combining civil engineering and construction

Robertson Civil Engineering delivered the foundations, slabs and scaffold platforms for Annickbank, having already worked on the wider i3 Enterprise Area.

Robertson Central constructed the two office buildings. These multi-storey office blocks comprised a steel frame, precast floors with a mixture of brickwork and cladding facades. The project was completed on time, and we worked to make savings on both the budget and the programme to meet our client's needs.

Robertson installed a new wind turbine as well as re-activating existing renewable energy facilities on site, which had fallen into disrepair, enabling North Ayrshire Council to achieve and maintain targets for renewable energy generation and usage.

This combination of Robertson companies improved cost efficiency, both through using our in-house experts and through our well-established working relationships and communications.

Adaptable space to attract businesses

The offices are core and shell which means they form an adaptable 'blank canvas' for any business leasing the premises. This means we have delivered two multi-functional, flexible business units which can be easily adapted to occupant clients' needs and sector type. Use could range from laboratory services to an administrative call centre. Providing this kind of flexibility maximises business investment opportunities for the region.
