Build-to-rent development in prime city centre location

UK developer Moda Living appointed Robertson to deliver phase one of Springside, its first build-to-rent development in Scotland, and their fifth in the UK.

Phase one - working in partnership

Robertson worked with Moda Living and funding partner Apache Capital for 18 months to bring the project to fruition. Located at the heart of Edinburgh's historic Fountainbridge district, the Springside masaterplan includes 476 homes designed exclusively for rent including a mix of studios, one to three-bed apartments and town houses. Residents will have access to lounges, dedicated health and wellbeing zones, a games room and dining club with terrace views towards Edinburgh Castle.

The 45,000 sq ft of resident amenities include including specialist health and wellbeing facilities, communal lounges and roof terraces, as well as fully managed communal gardens with each space tailored to fit with its surrounding environment. This is in addition to 300,000 sq ft of commercial space, and 90,000 sq ft of co-working space.

This 'all-in' approach is unique in the private rental sector and aims to deliver a new way of living and renting that puts wellbeing and community at its heart.

Plase one delivered 337 homes, ranging from studios to three-bed apartments, in 2022.

Phase two and three - 139 more homes

Moda received planning for the second phase of Springside, which includes 139 homes, in December 2019. 

With these homes completed in 2024, the final phase three, comprising external works, continued towards final completion in 2025. These include a mixture of hard and soft landscaping, and lighting, creating an attractive public space.
