Refurbishment and conversion of a beautiful Georgian Grade II listed building located near Alnwick Castle
Robertson has completed refurbishment works and extending a historic Georgian schoolhouse into a premium boutique hotel for visitors to Alnwick for our customer Northumberland Estates.
A four-storey extension and sympathetic refurbishment has allowed the character of this beautiful building to remain, to create a stunning, high-quality hotel of 33 beds and 14 hotel suites, as well as a restaurant, with openable glazed double doors to the landscaped courtyard.

We have extensive experience of protecting and preserving historic buildings, while adapting them for 21st century purposes, and our design and construction retained as much of the external character as possible.
Bailiffgate is an important feature of Alnwick and through our careful restoration and refurbishment, we have breathed new life into this beautiful building.
Soft landscaping was also undertaken to create a high quality, relaxing environment and a pleasing interface between the historic buildings and the new contemporary extension that houses additional bedroom accommodation.

Overcoming challenges
Some challenges involved in the project were the roof repairs, the timber roof structure had been infected by dry rot which required sections of the roof truss to be removed to allow repairs to be carried out. Due to the nature of the repair work the trusses and repairs were carried out at an external structural timber system factory. With Bailiffgate being a Grade 2 listed building, listed building consent was also required prior to carrying out the repair works.
Driving social value through education and engagement
The Robertson Construction North East team worked closely with neighbouring residents and business to minimise the impact to the busy city centre location, especially being situated right outside Alnwick Castle. Engagement with local school and colleges was also a key part of the project which allowed pupils to visit the site under construction, this included a visit from a group of students from Texas which were brought to the area through a scheme ran by Northumberland Estates.
Preserving the building’s heritage has been central to this ambitious transformation. The construction process required a careful balance of restoration and innovation. From painstakingly restoring original architectural features to integrating modern infrastructure discreetly within the historic fabric, every stage was approached with sensitivity and precision.
