Maintaining a strong relationship with NHS Highland

Over a 25-year period, Robertson Facilities Management provided exceptional services at the single-storey, residential-style campus of New Craigs Psychiatric Hospital, situated in Leachkin, Inverness, which was handed back to NHS Highland in summer 2025.

A fond farewell after 25 years

Inverness’ New Craigs Psychiatric Hospital was the first major private finance initiative (PFI) healthcare project in the north of Scotland. Built by Robertson, the estate is the first contract Robertson FM was awarded, with the business providing both soft and hard services under a 25-year agreement. The New Craigs contract marked the beginning of RFM and set the foundation for delivery excellence in facilities management, a quality standard that is still being delivered today by 1,600 RFM employees across the UK.

Providing outstanding services

Our team provided the best service possible, which was highlighted with cleaning audit marks over 92% and our caterers achieved the Healthyliving Award Plus.

We provided various services on this contract, tailored to the specific needs of the psychiatric patients and hospital staff, including:

  • hard and soft FM;
  • hard and soft landscaped grounds;
  • property and building maintenance;
  • ICT infrastructure maintenance;
  • energy management;
  • security;
  • lifecycle replacements;
  • domestic services;
  • catering services;
  • waste disposal;
  • pest control.

A pioneering finance contract

In PFI model, provided for the partnership, it was always the agreed plan that the hospital and associated contracts would come under NHS Highland control in July 2025. RFM employees have undergone a Transfer of Undertakings (Protection of Employment), joining NHS Highland and continuing their roles. 

And it is with great pride that RFM is handing back these buildings after 25 years of service in excellent condition, that will see the hospital continue to deliver its services from the site for the next 25 years and beyond. 

Outstanding facilities management services – then and now

New Craigs Hospital was the first major PFI Healthcare project in the North of Scotland, and Robertson Facilities Management has worked in partnership here since the company's inception in 1998. This longstanding, important site was the first appointment for Robertson Facilities Management. The healthcare experience gained, strong customer relationship fostered and successful services delivered on this contract have been used to formulate the basis for our service delivery on many other sites.

  • We are pleased to confirm that New Craigs Hospital has formally been handed over to NHS Highland following the completion of the PFI contract with Robertson FM.

    We are grateful to Robertson Facilities Management for their management of the facilities within the hospital. The building is in excellent condition.

    Over the past 25 years, our focus on professional maintenance and responsive service delivery has ensured that NHS Highland received a facility in excellent condition, with its operational life extended - enabling the hospital to continue delivering vital services to the community. This project also went beyond traditional services associated with private finance models. Our bid supported additional value for NHS Highland through maximising existing surplus land at the site to create a significant private residential destination.

    The success of this partnership highlights how private finance can be a catalyst for sustained public service excellence when all parties are aligned around shared goals. The transfer of our dedicated employees to NHS Highland as part of this process is a testament to the collaborative spirit that has defined this project.
