Robertson delivers landmark hotel for Northumberland Estates in historic Alnwick setting

Robertson Construction North East has completed a major hotel development in the heart of Alnwick, transforming a historic site adjacent to Alnwick Castle into a luxury destination for Northumberland Estates.

Bailiffgate Hotel is the latest chapter in a partnership between Robertson and Northumberland Estates that spans over 15 years, with this scheme combining the restoration of the Grade II* listed buildings with new build elements.

Occupying an original Georgian structure and modern five-storey extension (constructed in Northumbrian sandstone sourced from the Northumberland Estates quarries and natural slate) the hotel features 48 individually designed rooms, luxury suites, restaurant, bar and private dining space.

Robertson was appointed to take over the part-complete project and lead its completion, bringing expertise in listed structures and delivery in challenging, high-profile locations.

Key elements of the project included full internal and external restoration, structural stabilisation, and the construction of a glazed link between old and new. Original stonework, staircases and timber sash windows were preserved or replaced using traditional techniques. 

Sections of the roof structure affected by dry rot were removed and taken off site for specialist repair, in line with listed building consent. An innovative retractable engineered roof tent allowed Robertson to remove the existing trusses while keeping the building dry, enabling refurbishment work to progress uninterrupted as the trusses were treated, repaired and reinstalled.

Over 250 local tradespeople worked on the project, alongside apprentices gaining valuable on-site experience. When fully open, the hotel will support 70 permanent jobs.

Acquired by the first Duke of Northumberland in 1780, it has served many roles over the centuries - from a commissioner’s residence to a school, and now, it begins a new chapter as a luxurious 48-room hotel complete with a bar and restaurant.

From painstakingly restoring original architectural features to integrating modern infrastructure discreetly within the historic fabric, every stage was approached with sensitivity and precision.
