A complete lab fit-out for a leading dementia research tenant

Robertson undertook a complete fit-out of an empty unit at the ONE BioHub for a tenant, Scottish Brain Sciences (SBS), which researches ways to detect brain diseases more accurately, and treat them before they progress to dementia.

Originally constructed by Robertson in 2023, the iconic ONE BioHub building is home to spin-out, start-up and scaling life sciences businesses, bringing new drugs, treatments, therapies and technology to market.

Our fit-out took the space from an empty shell to a finished unit that will allow SBS to conduct clinical studies focused on early diagnosis, intervention, and precision trials to advance the global understanding and treatment of Alzheimer’s and related disorders.

The scope of works included a full mechanical and electrical installation, including:

  • air handling units,
  • ducting,
  • hot and cold water supplies,
  • laboratory services,
  • lighting.

Creating science spaces

As well as the complete M&E installation, we also installed flooring, partitioning, suspended ceilings, and fitted laboratory furniture. The newly configured layout provides:

  • one pharmacy room,
  • five specialist testing rooms,
  • open-plan areas for scientific teams to work collaboratively,
  • a reception and welcome space for visitors,
  • kitchen and welfare facilities for staff wellbeing.

The tenant supplied and installed their own loose furniture, allowing the spaces to be tailored precisely to their operational needs.

Supporting the local supply chain

The project delivered strong social value outcomes by prioritising local suppliers and skills development. A local M&E contractor completed all services installation, providing on-site experience for two M&E apprentices throughout the programme. In addition, one of Robertson’s directly employed joinery apprentices gained valuable hands-on learning and career development through their involvement in the fit-out.
