Building flexibility into an R&D space

BorgWarner, world leaders in automotive technology, took over a former training centre so they could relocate a testing facility next to their main office on the Gateshead industrial park.

The plant is home to researchers and specialist engineers who develop hybrid and electric vehicle motor control technology. With the existing building no longer fit for purpose, the move provided additional testing space and a central base for operations. Works included:

  • Demolition of existing internal blockwork wall and removal of M&E.
  • Internal fit out of the 2,500 sq ft including M&E.
  • Sprinkler system and external water tank.
  • New substation.
  • 6-space garage secured by electrical roller shutter doors.
  • 72-space car park with 7 electric car charging points.

Flexible power and data facilities were installed in the modular workshop and assembly rooms, allowing these areas to be expanded or reduced depending on the project.
